355 Maple Avenue – Light Industrial/Warehouse Conversion

This technically challenging project featured the conversion of the former Harleysville Insurance office building into new, light industrial warehouse space. The work involved extensive structural modifications and phased demolition. The existing two-story structure was reinforced along its perimeter with brace framing and girts to allow for the removal of the second-floor diaphragm, with all work carefully sequenced using shoring and temporary bracing. The project also included infilling a large interior courtyard to expand usable space, the installation of a new loading dock with associated sitework, an ESFR fire protection system, and full upgrades to HVAC and electrical systems.
